Every scheduled visit follows the same systematic approach. Nothing is left to memory — we work through a structured checklist covering all accessible areas of your home, photograph what we find, and deliver a report the same day.
Security & Access
- All exterior doors and locks — confirmed secure
- All windows — latched, sealed, no cracks or damage
- Garage door operation and seal condition
- Gate and entry access points
HVAC & Climate
- HVAC system visual check — unit running, airflow normal
- Thermostat settings confirmed for seasonal range
- Air filter condition noted
- Any unusual sounds or odors from mechanical systems
Plumbing & Water
- Under-sink check — kitchen, bathrooms, laundry
- Dishwasher and washing machine connections
- Water heater visual inspection
- Visible signs of moisture, staining, or active drips
Pest & Life Safety
- Visual check for pest activity — insects, rodents, nesting
- Smoke detector indicator lights confirmed active
- Carbon monoxide detector check (if present)
- No signs of intrusion or unauthorized access
Interior
- All accessible rooms walked and documented
- Appliance visual check
- Indoor plants watered per client instructions
- No visible damage, staining, or concerning conditions
Exterior
- Roof, gutters, and fascia — visible from ground
- Exterior walls, paint, and trim condition
- Patio furniture and outdoor equipment
- Driveway and walkway condition
Landscape & Pool
- Landscape condition — fallen trees, irrigation visible
- Lawn and shrub condition noted
- Pool and spa equipment running, water level observed
- No standing water or drainage issues
Mail & Deliveries
- Mail collected and secured
- Package deliveries retrieved
- No visible accumulation at entry
